The small print
You are working on a demonstration.
Everything in here is invented so that a real product can be shown without opening a real firm's book. This page says exactly what that means, in the order people ask.
- What am I looking at?
- gp-os, a platform for running a property investment firm — the pipeline, the business plans, the capital, the investors. This deployment is its showroom: the whole product, working, filled with an invented firm so that it can be shown without opening anybody's real book.
- You are looking as that firm's own staff, or as one of the prospects it has admitted. The band at the top of every screen says which, and switches you to the other side.
- Is any of it real?
- No. Marisol Patrimonio, the firm whose desk you are sitting at, does not exist. Every building, every price, every plan, every person and every document in here was invented for the demonstration.
- The towns are real and so are the rules the learning notes describe. Nothing else is.
- Is this an offer?
- No. Nothing in this demonstration is an offer of securities, an invitation to invest, or investment advice, and no raise shown here is open to anybody. No money moves in any direction, and no bank details in here belong to a bank.
- The real product is used by firms to raise real money from investors they have admitted themselves. That is their offer, made by them, under their own regulation. It is not this.
- Where do the figures come from?
- The same engine the real product uses, run on invented inputs. A yield on cost or a return band you see here was computed the way it would be computed for a real building, from numbers somebody made up.
- So the figures demonstrate the tool. They are not a forecast, a valuation, or a view of the Spanish hospitality market.
- Is there an AI answering my questions?
- Not on this deployment. The real product answers questions about a deal, a statement or a raise with a model, given only what that screen already shows. This demonstration holds no model key, and a button that could only ever produce an error is worse than no button.
- So the Ask panels here answer from the record itself — they select the part of it your question is about and read it back — and every answer says so on its last line. The predefined questions on the investor's side are the firm's own written answers, and never touch a model on any deployment.
- Can I break anything?
- Not on the firm's side: every visitor is handed a viewer who may look at everything and change nothing, so the buttons that would write are refused.
- The investor's side is different on purpose, because the presses are the point: a size you type, a question you ask, the answers you give the wizard, all reach the demonstration book, and the firm's own screens show them. Do not type anything private or anything true about yourself. The book is reset from time to time and everything in it goes.
- Whose is it?
- gp-os is an Ittai Savran development, and so is this demonstration. Casa Alona runs the platform under licence on its own deployment, with its own database and its own domain; none of its data is here and none of this is its book.
