How it works

From the card to the notary, in nine steps.

Nothing before the sixth step binds you. This is the whole road, so that no step on it is a surprise.

  1. 1 · You are sent a card

    A private link, prepared for you. It names the town, the kind of building, the size, the return as a band, the minimum cheque and the participation rule. Never the address.

  2. 2 · You look properly

    The four documents behind the deal — deck, plan, two-pager, cash flow — are yours to download from the first sight, with no watermark and no form to fill.

  3. 3 · You say a size, or ask for a call

    Neither press binds you. The first records the sum you would consider; the second tells us to pick up the phone. Both reach the person running the deal the same day.

  4. 4 · A conversation, and the case opens

    After a call and a short confidentiality undertaking, you see the building itself: the address, the photographs, the full model and its assumptions.

  5. 5 · Allocation

    The firm decides how much of the raise each investor is offered. Where a round is oversubscribed, an earlier answer and a longer relationship count.

  6. 6 · The binding letter

    A carta vinculante with your figure on it. Signing it is the first thing that commits you; everything before it was a conversation.

  7. 7 · Completion, and the call

    The purchase is signed at the notary and your money is called against that date, in tranches you know in advance, with your own bank instructions.

  8. 8 · While the building trades

    You receive a statement: every seat, what has been called, what has been paid, what is due, and the building's month against its plan.

  9. 9 · The exit

    A sale or a refinancing, in the year the plan named, and the proceeds paid out in the order the waterfall sets.

What if

The raise does not fill, or the seller walks away
Nothing is called and nothing is owed. You are told, and the deal is off the table.
I change my mind before signing
You can, without cost or explanation. A commitment is the letter, not the press.
The building does worse than its plan
You see it on your statement, month by month, in the same figures the plan used. The firm's share of profit is earned only above your hurdle.
